PROPERTY VIEWINGS

All individuals that wish to view a property with our agency will be required to register their details as an applicant. This procedure will require you to respond to our relevant standard questions. As a matter of security in addition to a mobile number we will ask you for a telephone landline and vehicle type and registration number.

REFERENCES

It is a requirement that we take up references on all unrelated adults who are letting the property through our agency. These are to include:

•  A credit search

•  Employment reference

•  Previous Landlord/Managing Agent

•  Bank/Building Society reference

There will be a reference fee of £117.50 (Inc VAT) for each applicant who wishes to rent a property through our agency.  For each subsequent tenant the fee will be reduced to £58.75 (inc VAT).  In addition we will require you to sign a declaration form giving us authority to take up the relevant references.  The above charges are non-refundable.

TENANCY SET UP CHARGES

Subject to contract, once all the relevant references have been approved, a tenancy commencement date will be arranged. An appointment will be made for you to meet at our office to pay the following monies:

•  One months rent

•  One months deposit (We require a month & a half deposit for properties of £600.00 pcm and over )

•  A tenancy set up fee of £94 (Inc VAT) (Contribution towards administration costs, drafting Tenancy Agreements, check out etc.)

One of our agents will accompany you to the property to do a check-in. This will include an inventory assessment and handing over of keys.

END OF TENANCY FEE

At the end of the tenancy, a professional Independent Inventory Clerk will go to the property to do a ‘check out’ with the initial inventory from when you moved in. The cost of this service will be deducted from your deposit. These costs are dependant on the size of the property and the furnishings provided. Please contact a member of our team for an inventory check out quotation.

PETS

Pets may only be allowed in the property at the landlord's discretion.  If such permission is granted, tenants are required to pay a non-refundable £50.00 on check in.  If permission is sought/granted during the tenancy, a fee will be required at that time.  This will enable us to pay for any treatments required after vacation.   This does not affect the tenant's obligation to have carpets/upholstery professionally cleaned on vacation.

DEPOSIT AND ADVANCE PAYMENTS

Either the landlord or the agents as stakeholders will retain a deposit, which will be held as security for the performance of your obligations set out within your Tenancy Agreement. The first months advance rent and the dilapidation deposit is payable either before or on the day of your occupation, providing the money is paid in the form of Bankers Draft or Building Society counter cheque. (We are only able to accept personal cheques by prior arrangement and only if the monies are received at least seven working days prior to the commencement of your tenancy).
