Claire Lloyd Properties Aylesbury UK – Estate Agents and Letting Agents, Tenants Information


The following information is given for your guidance and contains all the relevant requirements expected from prospective tenants should you wish to proceed with letting a property with CLP ( Claire Lloyd Properties).

 

REFERENCES

 

It is a requirement that we take up references on all adults who are letting the property through our agency. These are to include:

 

  • A full credit search

  • Employment reference

  • Previous Landlord/Managing Agent

 

Please be aware that in order to pass our referencing criteria, ideally you should be in permanent employment and annual income must exceed 30 x the monthly rental.

e.g. for a property at £650pcm, annual income must exceed £19,500.00.

Should your particular circumstances be different to the above, please discuss with a member of the team.

 

There will be a reference fee of £115.00 (Inc VAT) for each applicant who wishes to rent a property through our agency. For each subsequent tenant the fee will be reduced to £57.50 (Inc VAT) in addition to a subsequent tenant a fee will also apply should it be necessary to take up a guarantor reference in respect of your application/s. We will require you to sign a declaration form giving us authority to take up the relevant references. The above charges are non-refundable.

 

TENANCY SET UP FEES

 

Subject to contract, once all the relevant references have been approved, a tenancy commencement date will be arranged. An appointment will be made for you to meet at our office on or just prior to your move-in day, to pay the following monies:

  • One months rent

  • Month and a half for Deposit.

  • A tenancy set up fee of £94.00 (Inc VAT) (contribution towards administration costs, drafting Tenancy Agreements, organising check in etc.)

 

The independent, inventory clerk will a ccompany you to the property to do a formal check-in. This will include an inventory assessment and handing over of the property keys which have been provided by the Landlord/s.

 

 

END OF TENANCY FEE

 

At the end of the tenancy, a professional Independent Inventory Clerk will go to the property to do a ‘check out’ with the initial inventory from when you moved in. The cost of this service will be deducted from your deposit. These costs are dependant on the size of the property and the furnishings provided. Please contact a member of our team for an inventory check out quotation.

 

PETS

 

Pets of any description may only be permitted in the property at the landlord’s discretion. If such permission is granted it will be required to charge for the tenant/s to pay a nonrefundable charge should it be required to have the property professionally fumigated at the end of the Tenancy. The charge of £50.00 will be required prior to the check in. This will enable us to pay the cost for any treatments required after vacation of the premises. This does not affect the tenant’s obligation to have carpets/upholstery professionally cleaned on vacation.

 

 

DEPOSIT AND ADVANCE PAYMENTS

 

  • As regulated agents we will retain a deposit in the capacity of ‘Stakeholder’ unless otherwise advised, which will be held as security for the performance of your obligations set out within your Tenancy Agreement.

  • The first months advance rent and the dilapidation deposit is payable either before or on the day of your occupation, providing the money is paid in the form of BANKERS DRAFT OR BUILDING SOCIETY CHEQUE. (Please note that we are only able to accept personal cheques by prior arrangement and only if the monies are received at least seven working days prior to the commencement of your tenancy. IMPORTANT: Should your personal cheque not clear in time, you will not be able to move into the property).

  • All cheques/drafts should be made payable to ‘ Claire Lloyd Properties’, unless advised otherwise by ourselves.

 

CHECK IN

 

All tenancies are subject to satisfactory references, only once references have passed and all parties have agreed will a move in date and your ‘inventory’ check in, please be aware that if the check in date needs to be changed at your request, there will be a £58.75 (Inc VAT) administration charge in order for us to amend the legal documentation and appointments a ccordingly. You will be charged if due to your own circumstances an inventory appointed has to be cancelled.

 

TENANCY RENEWALS

 

Should both parties agree to renew the existing tenancy agreement for a further fixed term, a charge will be made to the tenant for the sum of £58.75 (Inc VAT).

 

CHANGE OF TENANCY

Reference charge – new prospective Tenant £117.50 (Inc VAT)

Tenancy fee up fee £94.00 (Inc VAT)

Existing Tenant £58.75 (Inc VAT)

 

PROPERTY KEYS

 

The landlord is only required to leave one full set of keys for each property. If you require more than one set, additional sets can be cut at your expense. You must advise our agency of any additional sets made and return all sets at the check out at the end of the tenancy.

 

RENTAL PAYMENTS

 

On going payments are to be made by standing order directly from your bank to ours. Monthly rental payments will be due on the same day of the month that you move in and rents will be due in advance on the same day of each calendar month thereafter for the duration of the tenancy. Please be aware that due to the standing order, your bank may release your money from your a ccount a few days before the due date to ensure it reaches it’s destination on time. Claire Lloyd Properties have no control over the monthly standing order payments, it is under your instruction.

 

INSURANCE

 

The tenant should insure their own contents and personal possessions, as the landlord does not have an obligation to insure them. We can organise this for you but if you have arranged your own insurance you must forward a copy of your policy to us for our records. Additional insurance can also be obtained for accidental damage caused to the landlord’s property and personal items.

 

MANAGEMENT VISITS

 

Where we provide a full management service to our landlord, it is our obligation to visit the property in either quarterly or six monthly visits. In a ccordance with your tenancy agreement CLP will give prior notice of our intention to visit the property to carry out a written report.

 

DEPOSITS

 

Providing the property is handed back to our agency as outlined in your tenancy agreement, the security deposit will be returned within a practical period. However, we reserve the right to hold back any monies required to return the property to a satisfactory condition.

 

CLEANING

 

We can provide you with contact details of an experienced team of cleaning contractors who can undertake all aspects of property cleaning. Please advise our agency if you require estimates for cleaning during any time throughout the tenancy.

 

REFERENCES

 

Claire Lloyd Properties will make a charge of £35.25 (Inc VAT) should a tenant request a written reference.
